To be responsible for guaranteeing that the working unit of Party B will pay the property management fee that should be paid by the property unit according to the provision in Article 5 of Jing Price (House) [1997] No. 196 before the relevant department of municipal government introduces new regulations. If new regulations are introduced by relevant department of municipal government, it shall be subject to the new regulations.

2、负责办理有关房屋买卖过户、产权登记、《房屋产权证》等手续。

2. To be responsible for handling the procedures related to the ownership transfer of the housing transaction, property right registration and House Ownership Certificate.

3、在乙方获取《房屋产权证》并按规定出售房屋时,负责出具相关的证明资料。

3. To be responsible for issuing related supporting materials when Party B obtains House Ownership Certificate and sells the house by rule.

(二)乙方同意:

(II) Party B Agrees:

1、由业主物业管理委员会自行委托物业管理公司,对所购住宅进行维修和管理。

1. The house purchased will be repaired and managed by the property management company entrusted by the owner property management committee.

2、合理使用共有和毗邻部位,保证走廊、楼道、通道畅通。对房屋的结构和暧气、燃气、上下水、供电、通讯等设施、设备的使用应遵守物业管理部门的有关规定,不得擅自拆改。如违反此规定,物业管理部门有权制止,其造成的损失由乙方负责或赔偿。

2. To make reasonable use of common and adjacent parts and keep the corridors, passageways and channels unblocked. For the use of facilities and equipment, such as the structure, heating, gas, water supply and sewerage, power supply and communication of the house, Party A will observe relevant provisions of property management department and shall not disassemble or modify them without authorization. If party B violates this rule, the property management department has the right to stop it and Party B shall be responsible for or compensate the losses thus incurred.

3、在遵守国家有关法律、法规的前提下,有权按照自己的意愿使用住宅,但不得影响建筑安全和他人的正常使用,也不得妨碍市容观瞻。

3. On the premise of observing relevant national laws and regulations, Party B has the right to use the house at will, which, however, shall not influence building safety and the normal use of other people, nor obstruct the appearance of the city.

4、按时交纳水电费和应由个人支付的物业管理费及住宅内维修费用。如市政府有关部门就交纳水电费、供暖费、物业管理费及住宅内维修费用等出台新的规定,按新出台的规定执行。

4. To pay utility bills and the property management fee and in-house maintenance fee that should be paid by the individual on time. If relevant department of the municipal government introduces new regulations concerning the payment of water and electricity charges, heating fee, property management fee and in-house maintenance fee, it shall be subject to the new regulations.

5、按规定交纳办理有关房屋产权登记、《房屋产权证》等手续的费用。

5. To pay the expenses for handling the procedures related to house property right registration and House Ownership Certificate by rule.

6、在将房屋出售时,按规定交纳应由个人支付的相关费用。

6. To pay related expenses that should be paid by individual by rule when selling the house.
